Until recently, nevertheless, the community offered few attractive options for those seeking homes at the affordable price range. Benedict Miranda, director for capital markets of global real estate services firm Jones Lang LaSalle Leechiu attributes the dramatic improvement in Ayala Alabang's property prices from below P1,000/sqm. in the late 70s to its current rates to its being a well-planned and thriving community with office, commercial, residential retail, recreational and institutional areas.
The self-contained area is highly-rated by both locals and expatriates seeking green surroundings as well as the conveniences of an upscale mall and other commercial areas- in addition to schools, churches, and medical institutions.
He observes: "With the completion of the Skyway project and the rehabilitation of the South Luzon Expressway, it will become even easier to get to Makati from Ayala Alabang and its surrounding communities and property values are bound to appreciate even further." Currently, property prices are among the highest in Metro Manila. This has made the community unaffordable to young professionals just starting families and upwardly mobile individuals until recently.
Capitalizing on the attractions of the Ayala Alabang community, Ayala Land subsidiary Avida recently launched a residential condominium project offering homes in the P1.6 million to over P4 million price range with monthly amortizations of as low as P14,150 a month. Ms. Dez Cruz, head of Residential Buildings of Avida Land, disclosed that residents of Avida Towers Alabang will fully enjoy "this community which has been described as a relaxing refuge with the Spanish-Mediterranean-inspired architecture of its mall, Alabang Town Center, and churches and freeway connection."
Avida Towers Alabang is a two-tower project within a prime 5,000 sqm location within Ayala Land's Madrigal Business Park, a large scale commercial zone. With an Alabang-Zapote Road corner Prime Street address, it is walking distance to Alabang Town Center and nearby restaurants and shops, and offices, to allow residents to enjoy various business and leisure activities.
With a number of highly rated educational centers like PAREF Woodrose, De La Salle Zobel, San Beda College Alabang and PAREF Southridge, Alabang is a solid community that offers individuals and families seeking a well-balanced lifestyle with many opportunities for long-term growth, according to Cruz. It is also a short drive away from Asian Hospital, churches, and supermarkets. "We see both single professionals and families who want a laid-back lifestyle closer to nature thriving at Avida Towers Alabang."
Avida Towers Alabang is the first of many other Avida offerings in 2010. Scheduled soon are the launches of other Avida Towers communities in various locations, which are in line with Avida's geographic expansion for 2010. These will also be complemented by the launch of new towers in already established and thriving Avida residential complexes.
Cruz adds that many of Alabang's current residents moved into the Ayala Land development in the area in the 70's when the surrounding neighborhoods were still being used as rice and farmlands. Avida's parent company transformed the area "into a super city... a testament to the company's ability to create and sustain communities. We want Avida Towers residents to continue enjoying the growth of the Alabang area into a self-contained city."
Avida Towers Alabang, which will be completed on the 2nd quarter of 2013 will make available studio, one bedroom and two-bedroom units ranging from 22 sqm. to 53 sqm. to potential homeowners seeking to enjoy the Ayala Alabang lifestyle. Within the project itself, residents will have access to a swimming pool, an outdoor gym, play areas and a clubhouse - one for each tower constructed.
Avida Towers Alabang represents a rare opportunity to enjoy the lifestyle of the area at affordable prices.
